2024 Buyer Safety Tips:

  • Read SFAR contracts and property disclosures in fine detail, understand their terms and conditions well
  • Have your property inspection(s) (including new construction) by leading local professionals - ask for our San Francisco vendor chart
  • During investigations, defer to professionals by trade (inspectors, structural, electrical, contractors etc)
  • Study Home Owners Associations in fine detail before joining one. Read HOA disclosures including financials 
  • Learn from the HOA Condo Financial Disclosure Statement: Prudent Reserves? Pending Litigation? Special Assessments? SB800? Financially solvent? Property problems? Don’t forget to read the HOA meeting minutes for inside insight
  • When writing offers, avoid conflict by employing reasonable due diligence contingencies where needed (loan, inspections etc). Remove contingencies on time 
  • Condo square footage is often misrepresented. Check tax records from the build and/or cited appraisals (a legal measurement), to confirm actual legal size. Important for when you sell
  • CC&R’s: Covenants, Codes & Restrictions - Condo law of the Land. Read and understand the CC&R’s and House Rules. Ask questions now, not later
